An abstract is a complete history of the public record matters affecting ownership of a parcel. It begins with the original patent from the United States and lists subsequent owners, liens and mortgages, court litigation, probate proceedings and tax sales.
Under Oklahoma law (1 O.S. §21.1) it is a certified compilation of the facts of record in the County Clerk and Court Clerk offices that affect title to a specific tract.
Each link is a matter of public record. Together they make the chain of title.
An abstract states that all relevant public records are included. An opinion of title is a professional judgment about how title is vested and the status of the chain of title, and in many jurisdictions it is the practice of law.
We prepare abstracts. We do not give opinions of title.
Include a complete legal description of the property. Any base abstracts we need should be available.
Our licensed abstractors research the County Clerk and Court Clerk records and compile your abstract.
Payment is due on delivery. Abstracts over $500 require payment in advance.
